1. Guests: No guests are allowed to enter the Premises between 12:00 midnight and 7:30 a.m.
Apartment Residents: Guests are permitted to remain at the Unit for a 3 day/2-night visit. Resident is responsible for his/her/their guest at all times, will ensure the guest abides by existing rules and policies, and must be present when the guest is visiting. Owner reserves the right to restrict guests and request guests to leave campus. There is no parking for visitors in the Complex’s parking lots/garages; guests will not be issued keys to the Unit.
Dorm Room Residents: Overnight guests are prohibited.
2. Pets: Pets are not allowed at the Complex unless permitted in writing by Owner. A dog license issued by the City of Middletown and proof of current vaccinations are required for residency. Dogs weighing over 30 pounds need to carry a $100,000 liability insurance policy.
3. Smoking: The Complex is a non-smoking facility. Smoking is not allowed in or around the Complex or grounds.
4. Illicit Drug Use: Use of illegal substances is prohibited in the Unit, the Residence and all other areas of the Complex.
5. Alcohol: Alcohol consumption must be limited to the Unit. Open containers are not permitted within the common areas of the Residence or the Complex.
6. Resident shall at all times maintain the Unit and the Complex as a friendly and quiet place for studying and shall not make excess noise in or around the Complex and shall respect quiet hours from 10:00 p.m. to 8:00 a.m.
7. Resident shall keep the area in and around the Unit free of trash and shall place all trash in appropriate containers in the trash receptacles in designated locations.
8. Resident shall restore common facilities such as the kitchen, laundry room, shower rooms and other common areas to a clean and tidy condition after using them. All residents are responsible for maintaining the common areas in a clean, tidy, safe and sanitary condition.
9. Resident shall notify Owner of any anticipated absence from the Unit in excess of twenty-four (24) hours and sign out with security.
10. Any required repairs to the Unit must be reported to the security desk.
11. There is no provision for storage outside of the Unit. All personal possessions must fit into the Unit. However, a bike room is located at the Complex for the storage of bicycles. Any bicycles shall be stored at the Complex at Resident’s sole risk. Electric bicycles and electric scooters may cause a fire hazard and are prohibited at the Complex.
12. Any holiday lights installed must be confined to the interior of the Unit and not installed in windows where they will be seen from outside. Candles are STRICTLY PROHIBITED within the Unit and anywhere at the Complex (rooms, halls, common space, etc.). The configuration of the Unit may not be altered in any way without the written permission of HSH. Resident shall not damage the walls, ceiling or floors. Wall hangings are to be hung with removable adhesive and not nails or tacks.
13. All decorations, pictures, etc. must be fire retardant and the doorway to and from your Unit must be unencumbered.
14. Furniture may not be removed from the Unit or the common lounge and kitchenette areas.
15. Mail will be available for Resident at the Complex.
16. The kitchenette, lounges, study rooms, conference rooms, vending machines, and microwaves are provided for the residents on each floor.
17. Microwaves are not permitted in the Unit. (applies to dorm rooms only)
18. Food preparation is only allowed in the kitchenette. (applies to dorm rooms only)
19. Resident is permitted an electric iron and coffee maker Unit. (applies to dorm rooms only)
